Furnace, air conditioning and plumbing in American Fork

American Fork is the first Utah County city on the way down, and it is two things at once: a historic centre with housing well over a century old, and a very large amount of building that has gone up in the last twenty years out toward the lake and up toward the canyon.

American Fork questions we get asked

Do you cover American Fork?

Yes — about twenty-eight minutes south of the shop in Sandy on I-15, and the closest of the Utah County cities we cover. Furnace, air conditioning, water heaters, plumbing, drains and sewer.

What does a furnace replacement cost, and how is it quoted?

We quote the job rather than an hourly rate, and we quote it before anything starts, so you approve a number rather than receive one. Financing is available on replacements and larger jobs, and it is worth asking about before you decide between a repair and a replacement because it often changes the arithmetic. We do not publish a price because the honest one depends on the house.

Does it get colder up toward American Fork Canyon?

Yes. Houses sitting higher toward the canyon mouth see colder nights and more wind than the ones down near the lake, and the heating load follows. At about 4,600 feet the whole city already loses roughly ten percent of any gas appliance rated input to altitude, so the higher, colder houses are asking more of a system that is already delivering less than its plate claims.

My house is over a hundred years old. Will you work on it?

Yes, and it is a different job from a 2018 build: retrofitted ducting, mechanical spaces never designed to hold mechanical equipment, and supply and waste lines that have been repaired rather than replaced. We would far rather know that before we arrive than discover it in your basement.

What we see in American Fork homes

Two housing stocks, a mile apart

The historic centre and the new subdivisions share a city and almost nothing mechanically. Old brick with ducting added later on one side; tight modern envelopes with condensing furnaces and condensate drains on the other. The diagnostic starting point is different and so is the sizing conversation.

The canyon side runs colder

Elevation and exposure both climb as you move east toward the canyon mouth. It shows up as a system that keeps up perfectly in November and struggles in a real cold snap — which is a load problem, not a broken furnace, and is usually cheaper to solve than people fear.

Hard water does not skip Utah County

Scale in the bottom of a tank is why most water heaters here fall short of their rated life, and it narrows pipes and coats fixtures on the way. On a new build that clock started when the house did.

What customers say

Great customer service. Luke is the man! He took the time to talk with me on his birthday and then had my central air up and running the next day.
Taylor BiceAir conditioning
We had our old furnace making a loud noise, apparently the motor had gone bad so we ended up having iRepair install a new furnace and AC with a new system that is much more efficient.

Eusebio came out within a couple hours, found that we had a couple filters that needed replaced and our cool had frozen over.
