Furnace, air conditioning and plumbing in Sandy

Sandy is home — the address on the van is 9160 S 300 W. Most of the city went up between the mid-1970s and the late 1990s, which means an entire generation of furnaces, air conditioners and water heaters reaching the end of its second life at roughly the same time.

Sandy questions we get asked

Where in Sandy are you based?

At 9160 S 300 W, Suite 28. Sandy is the home town, so it is the shortest drive we make. Same day still depends on what is already on the schedule, and we would rather say so on the phone than after you have waited in.

My Sandy house is from the 1980s. What usually goes first?

The furnace, and then everything else within about five years of it. A house built in 1985 is typically on its second furnace and second air conditioner and its original ducting. Inducer motors, igniters and pressure switches are the common repairs. A cracked heat exchanger is the one that ends the conversation, and it is the reason a yearly tune-up is worth more here than it costs.

What size furnace does a Sandy home actually need?

Smaller than the one in it, more often than not. Sandy sits at about 4,450 feet, and gas appliances lose roughly four percent of their rated input per 1,000 feet above the first 2,000 — so 100,000 BTU on the plate is closer to 90,000 in the house. The common mistake is copying the old unit and adding a margin on top of a number that was itself a guess. We size to the house: square footage, insulation, window area, ductwork and layout.

Do you quote before you start?

Always. We diagnose first and quote before any work begins, so you approve a number rather than receive one. For replacements we quote the job rather than an hourly rate, and financing is available on replacements and larger work.

What we see in Sandy homes

A city built in one stretch ages in one stretch

Most of Sandy went up inside a twenty-five year window. That is convenient for a contractor and inconvenient for a homeowner: when a neighbourhood shares a build year its equipment fails on roughly the same schedule, and the winter your furnace goes tends to be the winter three houses on the street do the same. It is also why we would far rather be called in October than in January.

The east bench is a different house from the west side

Sandy runs from the valley floor up onto the bench below Little Cottonwood. Higher means colder nights, more wind out of the canyon, and larger, later homes with two storeys and a basement to condition. Lower is flatter, older and tighter. The same nominal system does not behave the same in both, which is the whole argument against sizing off a chart.

Hard water is why the water heater went early

Scale settles at the bottom of the tank and forms an insulating layer between the burner and the water, so the burner runs longer and hotter to do the same job. That is the rumbling sound, that is the efficiency loss, and that is why tanks here do not reach their rated lifespan. Flushing helps. A softener helps more.

What customers say

Great customer service. Luke is the man! He took the time to talk with me on his birthday and then had my central air up and running the next day.
Taylor BiceAir conditioning
We had our old furnace making a loud noise, apparently the motor had gone bad so we ended up having iRepair install a new furnace and AC with a new system that is much more efficient.

Eusebio came out within a couple hours, found that we had a couple filters that needed replaced and our cool had frozen over.
